Additional ServicesInvestor Property InspectionsIncludes Multi-Unit HousingInvestor property inspections are performed prior to purchase as well as periodically during ownership. Pre-purchase inspections are performed to identify defects prior to taking ownership to negotiate repairs or price adjustments which reflect the condition of the property. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant's departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.
New Construction InspectionsNew construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before you final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. There's always a chance something will be overlooked. That's why it's good to have a professional inspection performed on the brand new home you are buying.
Buying a new house is likely one of, if not the largest purchase decision you'll ever make. The whole process is fraught with emotion and stress. It just makes sense to learn as much as you can about the quality of your new home, before signing off on everything.
Building a new home is a tremendously complex endeavor. It envolves many people, usually split up into sub-contractor groups, each one working on different parts and systems of the house. Even for the best builders, it's nearly impossible to complete this process without missing something. Maybe it's a plumbing fixture that didn't get tested for leaks, maybe it's an electrical outlet that isn't working, or any one of a dozen minor problems that can easily be overlooked in such a major undertaking. We will find such problems while it is still early enough for you to bring them up with the builder and have them corrected before you sign off and start moving in.
For the relatively small cost, a professional inspection of you new dream home can pay big dividends in peace of mind and getting any problems identified and corrected before they can become an unpleasant surprise.
At the conclusion of the inspection a completed narrative report with digital pictures will be given to you on site or the same day.
Pre-Warranty Expiration InspectionsWarranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that proper building techniques were used and that the various components of the home were properly installed. Let's say you've found a home that you would like to purchase but have a concern that there might be a structural problem with the house. You decide to sign a contract on the house, keeping your fingers crossed that the home inspector you hire won't tell you your suspicions were right. You spend money on a home inspection and find out what you were afraid of was true. Now you have a choice to make, hire a structural engineer to confirm what the home inspector found or walk away from the house and continue with your home search and pay for yet another home inspection when you find another house. Either way that can get pretty expensive.
I've seen this happen many times. Here's how the Pre-Home Inspection Check works: If you find a house that you would like to purchase but might have some concerns...for a small fee, we'll go to the house, check what you are concerned about and give the whole house a brief inspection. Based on our findings, we'll inform you if the house has a serious issue that might keep you from signing a contract. Our goal is to keep you from spending money on more than one home inspection. This will also help cut out the unnecessary costs associated with a real estate transaction, such as spending money on a structural engineer just to find out that you really didn't need one. After the Pre-Home Inspection Check, if you commit to buy the house and if you use Horizon Home Inspections to perform the inspection on the house, we'll subtract the fee for the Pre Home Inspection Check from the cost of the Full Home Inspection. And if a major problem is discovered, we'll refund the cost of the Full Home Inspection.
